02What sets us apart
Of the five, we are the only one that publishes its block management fee. Ours is printed on our fees page before you speak to us, and it is the figure you pay.
We also run every building on Servanda, software built and owned by our director, not bought in. Directors get their own login and see the compliance diary, repairs from report to invoice, the client account and every document, as it happens rather than in a quarterly email.
03Why RICS regulation matters
A firm regulated by RICS works to the RICS Rules of Conduct and the RICS Service Charge Residential Management Code, must have a complaints procedure and professional indemnity insurance, and must protect any client money it holds through the RICS Client Money Protection Scheme. RICS can investigate and discipline a regulated firm, which is a second line of protection beyond the agent's redress scheme.
04How we checked
We searched RICS Find a Surveyor, which RICS names as the way to find a regulated firm, for firms offering estate and block management in Essex, then read each firm's own website for its offices, the areas it says it covers, and whether it publishes a block management fee. Firms not on the register, firms with offices outside Essex or whose main area is elsewhere, and firms whose websites do not describe managing residential blocks are not listed. That says nothing about the quality of their service.
If anything here is wrong or has changed, email info@essexblockmanagement.co.uk and we will check it and correct the page.
05Check any agent yourself
- RICS: search the firm's name on RICS Find a Surveyor (ricsfirms.com) and look for “RICS regulated” on its entry. A firm that only has RICS members on its staff is not the same as a regulated firm.
- Redress: every managing agent in England must belong to The Property Ombudsman or the Property Redress Scheme.
- Client money: ask which client money protection scheme covers your service charge, and for the certificate.
- The fee: ask for the fee per flat and every extra charge, in writing, before you meet.
